# How does apartment approval work at Centro?

You apply, pay the $50 non-refundable application fee, and the community screens your application. Centro honors a quote for 2 business days and holds a unit for up to 14 days. If you are denied, the administrative fee is returned. The application fee is not.

## What are the steps from tour to approval?

The path runs in order: tour the home, get a written quote, apply, provide documents, wait for screening, then sign the lease and pay move-in costs. Centro honors quotes for 2 business days and holds a unit for up to 14 days. Ask the leasing office to confirm each step.

Here is the sequence at a glance:

## How does the application work?

You submit a rental application and pay the application fee. At Centro, that fee is $50 and non-refundable. The application gives the community your identity, income, work and rental history so it can screen you.

Before you apply, check three things. First, know which home you want and what it costs. Second, know the deposit and the fees. Third, have your documents ready. A prepared applicant moves faster.

A common mistake is paying the fee before checking fit. The $50 does not come back if you are denied, so ask about requirements first. The [income guide](https://centro.multisites.ai/guides/income-needed-to-rent-austin) explains why that matters, and the application fee entry defines the term.

An administrative fee also comes up in the process. Centro states that the administrative fee is returned if you are denied. The amount and the timing are not published here.

## What documents should you have ready?

Have proof of identity and proof of income ready. Austin Apartment Locators lists common income documents: pay stubs, W-2 or 1099 forms, bank statements, an employment letter and tax returns. Which ones Centro needs is a question for the leasing office.

Use this checklist as a starting point:

Item

Why it is asked

Photo ID

Confirms who you are

Recent pay stubs

Show current pay. “Most landlords require at least two or three recent pay stubs.”

W-2 or 1099 forms

Show last year’s earnings

Bank statements

Show savings and deposits

Employer letter

Confirms your job and pay

Tax returns

Often used for self-employed applicants

Rental history

Names and numbers for past landlords

Austin Apartment Locators notes that landlords “often ask renters for proof that they meet income requirements, typically 3x the rent.” That is general Austin practice. Centro has not published its income criteria here, so ask the leasing office.

Gather the documents before you start the application. Missing papers are the most common reason for delay.

## What does screening check?

Screening is the review a community runs on your application. Stone Oak Management says income is not the only factor and lists credit score, debt-to-income ratio, employment stability, rental history and a background check. Centro’s exact criteria come from the leasing office.

Here is what each check usually looks at, based on Stone Oak’s list:

Check

What it looks at

Credit

Your credit history. Stone Oak says “most landlords look for a score of 600 or higher,” with requirements that vary.

Debt-to-income

Your debts compared with your income

Employment

Whether your job history is steady

Rental history

Whether you paid past rent on time

Background

Criminal or eviction history checks

These are general Austin patterns. They are not a Centro checklist. A community may weigh them differently or use others.

If you worry about a part of your record, call before you apply. Ask whether the community can review other factors. Stone Oak lists a co-signer, savings, references and a larger deposit as things some landlords will consider. Whether Centro does is a question for the leasing office.

## How long do you have to decide after a quote?

Centro honors quotes for 2 business days. A quote is the rent, deposit and fees the leasing office gives you for a home. After that window, the numbers may change, because pricing and availability change daily.

What a quote should show:

1. The monthly rent for your exact home
2. Any move-in special that applies
3. The deposit amount
4. The application and administrative fees
5. Pet charges, if you have a pet
6. The total due at move-in

Ask for the quote in writing. Then use the 2 business days to check your budget. The [move-in costs guide](https://centro.multisites.ai/guides/move-in-costs-studio) lists every cost, and the [rent quote](https://centro.multisites.ai/glossary/rent-quote) entry gives a short definition.

If you need more time, ask. Do not assume the quote will stay. Prices move.

## What does a 14-day unit hold mean?

Centro holds a unit for up to 14 days. A hold reserves a specific home for a set time while you finish the process. The words “up to” mean the hold can be shorter, so ask exactly how long yours is.

Ask these questions about the hold:

1. What starts the hold: approval, a deposit, or something else?
2. How many days do I get?
3. What happens to my money if I cancel during the hold?
4. Can I pick the move-in date inside the hold?
5. What happens if the 14 days pass before I move in?

A hold gives you time to plan a move, sign the lease and set up your move-in. It is not open-ended. Read the [unit hold](https://centro.multisites.ai/glossary/unit-hold) entry for the definition.

## What happens if you are denied?

Centro states that the administrative fee is returned if you are denied. The $50 application fee is non-refundable, so it is not returned. Ask the leasing office why the decision was made, and what you can do next.

Here is what comes back and what does not:

Fee

If denied

Application fee ($50)

Not returned

Administrative fee

Returned

Ask for the reason in plain words. If it was a missing document, you may be able to fix it. If it was income, ask whether a co-signer or other option is accepted. If it was a screening result, ask which part and whether it can be corrected. A denial often has a next step.

The fee rule is the main reason to confirm requirements before you apply. A call or a tour costs nothing. A denied application costs $50.

Do not take the denial as the end of your search. Other communities set different criteria. Austin Apartment Locators says not every apartment follows the standard 3x rent rule, and that some apartments are more flexible. See the page on studio apartments in Austin under $800 for options to compare.

## What happens after you are approved?

You sign the lease, pay what is due, and set your move-in date. At Centro, studio deposits start at $500. Pets add a $150 deposit and a $250 one-time fee each, plus $25 a month. Your first month of rent is due, and it may be prorated.

Walk through these points before you sign:

1. Read the full lease, including every fee and the renewal terms.
2. Confirm the deposit amount and when you get it back.
3. Confirm the move-in date, and the day the first rent is due.
4. Confirm how any move-in special is applied. Centro lists up to 8 weeks free on select floor plans, and offers vary by floor plan. See [how move-in specials work](https://centro.multisites.ai/guides/how-move-in-specials-work).
5. Ask about pet rules if you have a pet. Breed restrictions apply at Centro.
6. Keep a copy of your quote, your lease and your receipts.

The lease controls the details. This guide helps you read it with confidence.

## How can you make the process faster?

Prepare before you apply. Know your price, check the criteria, gather your documents, and keep your cash ready for the application fee and move-in costs. Fewer surprises mean fewer delays.

A short plan:

1. Read the [floor plans page](https://centro.multisites.ai/floorplans) and pick your home.
2. Ask the leasing office for the quote and the criteria.
3. Check your income against the rent. The [3x income rule](https://centro.multisites.ai/glossary/3x-income-rule) is a common test in Austin.
4. Gather your documents.
5. Apply when the numbers fit.
6. Use the 2 business days on your quote and the hold window wisely.

For questions to bring on tour, see the apartment tour checklist.

## What records should you keep during approval?

Keep a simple file from the first call to move-in. Paper is your protection if a number changes or a question comes up later. Dates matter, because a quote lasts 2 business days and a hold lasts up to 14 days.

Save these items:

1. Your written quote, with the date and the name of the person who gave it
2. Your application receipt and the $50 fee payment
3. The administrative fee receipt
4. Copies of the documents you submitted
5. Any message about your hold, including its start date
6. Your signed lease and every addendum

If a denial happens, these records show what you paid and when. They also help you ask for the administrative fee refund, which Centro states is returned if you are denied.

## What should you do if the process stalls?

Call the leasing office, state your application date, and ask what is missing. Most delays come from a missing document or a verification step. A calm, specific question gets a faster answer than a general one.

Try this script: “I applied on \[date\] for the studio at \[rent\]. My quote expires \[date\]. What do you still need from me?” Then write down the answer and the name. If your quote or hold dates are close, ask what happens to them while you wait.

You can reach the office at (737) 317-8369. Office hours are Monday to Friday 8:30 AM to 5:30 PM, Saturday 10 AM to 4 PM, and closed on Sunday.

## Next step

Ask the questions above before you pay the $50 application fee. [Book a tour](https://centro.multisites.ai/scheduletour) or call (737) 317-8369 to confirm Centro’s criteria, documents and timing.

## Questions renters ask

What are the steps to get approved for an apartment?

You tour the home, get a written quote, submit an application with the fee, provide documents, and wait while the community screens your application. If you are approved, you sign the lease and pay the move-in costs. Ask the leasing office for Centro's exact steps.

How long does Centro honor a quote?

Centro honors quotes for 2 business days. Use that window to confirm the rent, deposit and fees for your home, and decide whether to apply. Ask for the quote in writing, and ask what changes if you decide after the 2 days pass.

How long will Centro hold a unit?

Centro holds a unit for up to 14 days. Up to means the hold can be shorter. Ask what you must do to start the hold, what it costs, and what happens to any money you pay if you change your mind.

What happens if I am denied?

Centro's administrative fee is returned if you are denied. The $50 application fee is non-refundable, so you do not get it back. Ask the leasing office for the reason and for any next steps, such as a co-signer or a missing document.

What do landlords check when screening?

Stone Oak Management lists credit score, debt-to-income ratio, job stability, rental history and a background check. This is general Austin practice, not a Centro checklist. Ask Centro's leasing office exactly what Centro reviews and what score or income it looks for.

What documents should I bring?

Austin Apartment Locators lists pay stubs, W-2 or 1099 forms, bank statements, employer letters and tax returns. Ask the leasing office which ones Centro needs, and plan to bring a photo ID and your rental history.
