# How to Compare 'Weeks Free' Apartment Offers in Austin

Compare offers by net effective rent: total rent for the lease, minus the free rent, divided by the months in the lease. A lower sticker price with fewer free weeks can cost more than a higher price with more. Then add fees and ask about conditions.

Published November 2, 2026

## How do you compare “weeks free” offers?

Compare offers with net effective rent. Fancy Apartments explains that “net effective rent is calculated by subtracting the total concessions from the total rent for the full lease, then dividing by the number of months in the lease.” Then add fees and check the conditions.

A “weeks free” headline hides two things: the base rent and the lease length. A low rent with no special can beat a high rent with a big special. The math tells you which.

## What is the formula?

Net effective rent = (monthly rent x lease months - free rent) / lease months. Free rent is the weeks free, turned into months. The same source says, “For a simple estimate, 4 weeks = 1 month; your property may calculate weeks differently.”

Learn the terms: [net effective rent](https://centro.multisites.ai/glossary/net-effective-rent), [weeks free](https://centro.multisites.ai/glossary/weeks-free) and [move-in special](https://centro.multisites.ai/glossary/move-in-special).

Here is a simple 12-month setup. This is a hypothetical lease length for the math. Centro’s lease lengths are not published here, so ask the office.

## What does the math look like for Centro’s offer?

Centro advertises homes starting at $699 plus up to 8 weeks free on select floor plans, and offers vary by floor plan. Using the 4-weeks-per-month estimate and a hypothetical 12-month lease, 8 weeks free brings the average to about $583.

Steps for $699 and 8 weeks (2 months):

1. Total rent: $699 x 12 = $8,388
2. Free rent: $699 x 2 = $1,398
3. Rent after the special: $8,388 - $1,398 = $6,990
4. Divide by 12 months: **$582.50**

This is an example, not a quote. The $699 figure is the low end of the 2nd floor range as listed on 2026-11-02. Prices change daily, and the special may differ by unit.

## How do two offers compare side by side?

Take two made-up communities, A and B, on a 12-month lease. These are not real places. A charges $1,000 with 6 weeks free. B charges $925 with 2 weeks free. A looks pricier, yet it comes out lower.

Community A

Community B

$462.50

Net effective rent

**$875.00**

**$886.46**

The gap is about $11 a month. A small fee could erase it, so keep going.

## What else should I add to the comparison?

Add the fees, then the conditions. Net effective rent leaves out deposits, application fees, pet charges and monthly extras. Count those next to the offer.

For Centro, the published numbers are a deposit that starts at $500, a $50 non-refundable application fee, and for pets, $150 deposit, $250 fee and $25 monthly rent each. See [the deposits page](https://centro.multisites.ai/deposits) and our [move-in cost example](https://centro.multisites.ai/blog/move-in-cost-worked-example).

Ask every community:

1. When is the free rent applied: first months, or spread out?
2. Does the offer need a certain lease length?
3. Does it apply to my unit, or only select plans?
4. When does the offer end?
5. What are the fees, in writing?

## Do free weeks change what I pay each month?

Often not. Net effective rent is an average. The monthly bill may stay at full rent, with the free weeks applied once. Plan your cash flow around the real bill, not the average. A [total monthly price](https://centro.multisites.ai/glossary/total-monthly-price) view helps.

Read how specials work in the [move-in specials guide](https://centro.multisites.ai/guides/how-move-in-specials-work), and check the current offer on the [specials page](https://centro.multisites.ai/specials).

## When is a bigger special not the better deal?

A bigger special is not better if the base rent is higher or the fees are larger. Say Community C offers 8 weeks free at $1,100, while Community D offers none at $950. On 12 months, C comes to $1,100 x 12 = $13,200, less 2 months ($2,200), which is $11,000. Divide by 12 and you get $916.67. D is $950. C wins by about $33 a month in this made-up case.

Change one number and the answer flips. If C’s lease must be 15 months, or its fees are $600 higher, D may win. Run the math for each offer, using the same lease length.

8 weeks (2 months)

D (made up)

## What are common fine-print traps?

Read the conditions before you compare. Offers often come with rules that change the real cost.

- **Select floor plans only.** Centro’s offer is “up to 8 weeks free on select floor plans,” so not every unit qualifies.
- **Longer leases.** Some offers need a longer lease. Ask.
- **Expiry dates.** Specials change. Get the end date in writing.
- **Gift cards versus rent.** The Fancy Apartments calculator says gift cards reduce estimated cost, not rent owed.
- **Fees on top.** Admin and pet charges are not part of the special.

Ask for the total of all costs due at move-in and the monthly amount after that. Then you are comparing real numbers.

## Next step

Get the offer for your unit in writing. [Book a tour](https://centro.multisites.ai/scheduletour) or call (737) 317-8369, and ask which weeks free apply.

## Questions renters ask

What does up to 8 weeks free mean?

It means the most free rent a community offers on a plan. Offers vary by floor plan, so your unit may get fewer weeks. Centro advertises up to 8 weeks free on select floor plans. Ask the office what applies to your unit.

How do I turn weeks into months?

A simple estimate is 4 weeks equal 1 month, so 8 weeks equal 2 months. Properties may calculate weeks differently, so ask how the office does it.

Is net effective rent what I pay each month?

No. It is an average. Your actual bill each month may be the full rent, with the free weeks applied once or spread out. Ask when the free rent is applied.

Do free weeks change my deposit and fees?

Not as far as Centro publishes. Deposits start at $500 and the application fee is $50. A special lowers rent, and you should ask whether it touches any other charge.
